FOUNDATION & FLOORING
Enhanced concrete slab-on-ground. The concrete slab is cost-effective and maintenance free. Slabs provide effective thermal mass in conjunction with earth walls. Dyes enable a range of colours and visual textures to be achieved. The concrete slab is considered to be the most efficient flooring for its capacity to conduct heat from sunlight across the floor surface. The slab is best left without surface finishes such as carpets which can effectively negate this advantage. The floors are finished with a permanent, durable oil.
Upstairs Floors (if applicable): 40mm laminated macrocarpa T&G or suspended concrete. Rammed earth walls have ample strength to support mid-span concrete floors. This is particularly important when noise and fire control is required between levels.
WALLS
Rammed Earth Walls (standard). Approved soil cement mix, 350 mm thick, 2.4 m high. Walls are left in their natural state.
BONDBEAM
Concrete beam - poured over top of walls and openings to connect and tie walls together to become one structural unit. ROOF
FRAME
Pitched or trussed using Macrocarpa or other naturally, suitably durable timber where exposed to weather, like in eaves or verandahs. We are also comfortable with the use of kiln-dried, untreated Pine inside a rammed earth structure as the relative humidity never normally gets high enough to sustain the growth of mould.
ROOF
Unpainted zincalume - although any roofing can be placed over a rammed earth structure including heavy roofs such as concrete or sod.
JOINERY
Macrocarpa frames with clear heart, redwood sashes. Oil finish. Door sills - NZ grown hard wood and concrete. Window sills - poured earth tiles.
INSULATION
Recycled NZ wool or other insulation to similar standard of sustainability. The fibres in wool insulation are natural protein based which provides health and environmental advantages over any synthetic insulation. Their are no carcinogenic fibres or toxic chemicals.
CEILINGS
Poplar TG & V, or plywood with macrocarpa battens. Oil finish. Solid plaster or gibboard with paint finish.
INTERNAL WALLS
Rammed earth walls or painted gibboard. (Plant-based paint).
INTERIOR FINISH LINES
(Skirtings, architrave's etc) Solid timber, natural oil finish.
CABINETS - KITCHEN
Solid timber cabinets, stainless steel, macrocarpa or stone bench tops. All timber work with natural oil finish.
PAINTS
Natural plant based and low V.O.C. finishes. OILS Plant based oils (it is important for the durability of timber that any oil or paint finish should breathe).
APPLIANCES
Upright stove with a ceramic top.
BATHROOMS
Full wet area shower with floor waste, bath and Pedestal hand basin.
W.C. PANS AND CISTERNS
Solid ceramic.
TAPWARE
Quality, locally sourced. (Using locally manufactured fittings is often more prudent for long term maintenance).
LAUNDRY UNIT
Single tub, timber cabinet.
ROOF MOUNTED MAINS PRESSURE SOLAR HOT WATER SYSTEM
300L capacity with twin collecting panels.
ELECTRICAL FITTINGS
Meter board and internal fuse board with circuit breakers. Power points. Internal and external light fittings. Telephone jacks. TV outlets, and earth leakage points.
UTILITIES
Engineered designed drainage system if no sewer point available. 20,000 litre concrete water tank if no town supply, power and telephone. |
